An alternative façade concept has been developed in full alignment with the MASAR project’s architectural and urban design framework. This concept emphasizes straight-formed, linear façade elements that reinforce the build-to-line principle, creating a strong and disciplined street presence while retaining flexibility for architectural expression. The façade articulation distinctly separates the building’s three primary elements—Base, Body, and Crown—utilizing varying levels of detailing in accordance with MASAR’s ‘level of play’ guidelines. The Base features pronounced straight-edged detailing to foster active human interaction at the pedestrian level, enhancing the streetscape with a clear and engaging linear form. The Body incorporates consistent straight façade planes with moderate articulation, providing visual rhythm and architectural interest that responds appropriately to its medium visibility. The Crown executes a refined, minimalist treatment with straight-line elements, offering a coherent and restrained termination to the building’s silhouette. Incorporation of traditional Islamic geometric patterns is achieved through subtle yet precise linear motifs integrated within the straight façade surfaces, ensuring cultural continuity and enriching the architectural narrative. The solid-to-void ratio is carefully balanced to prevent excessive glazing, optimizing daylight while minimizing glare and thermal gain in line with MASAR guidelines. From a massing perspective, the building expresses its volumes through well-proportioned, straight-edged Base, Body, and Crown components. Linear stepping and setbacks are employed to maintain human scale and support a pedestrian-friendly environment, while reinforcing a cohesive urban edge consistent with the district’s massing strategy. This alternative straight-formed façade concept offers a modern reinterpretation of traditional architectural elements, delivering clarity, order, and cultural resonance in harmony with the MASAR project’s vision and facade development manual.
